BUYING INFORMATION

SELLING INFORMATION

We need buyers to feel comfortable in your home. Our suggestion is to just prepare your home as if you are having visitors to stay. Usually meaning, clean windows, general cleaning of the home (especially around the front door), garden tidy-up and if you have a pet make sure there are no pet smells.

RENTING INFORMATION

At Malvern real Estate, our property management service includes:



  • Initially advertising the subject property, showing prospective tenants through via appointment only.

  • Completing extensive reference checks on all applicants, discussing these with the client, seeking clients choice of tenant.

  • Establish and maintain property and rental records.

  • Collect rental payments in accordance with the tenancy agreement.

  • Pay rates, insurance premiums, body corporate fees and/or any other payments as instructed.

  • Disburse the nett rent to the owner in accordance with the owners instructions, with a statement detailing all outgoings.

  • Prepare annual revenue and expenditure statements.

  • Pay authorised accounts and statutory charges.

  • Conduct regular 6 monthly inspections of the tenanted property.

  • Advise the owner of maintenance requests from tenants.

  • Undertake regular maintenance reporting.

  • Undertake project management of capital repairs and improvements.

  • Administer rental reviews and lease expirations.

  • Arrange insurance cover as directed and oversee any insurance claims.

  • Prepare applications and prescribed notices as required

  • Represent the owner at the Victorian Civil and Administrative Tribunal where required.


Attend to maintenance requests from tenants:



  • Advise owner of necessary repairs/maintenance

  • Prepare specifications for tradespeople

  • Arrange quotations for repairs and maintenance

  • Pay tradespersons accounts

  • Confirm completion of work
